What are HUD Homes?

HUD homes were once FHA insured mortgages that the barrower has defaulted on, and the home has been foreclosed on. The lender deeds the home to the Secretary of HUD after the insurance claim is paid off and now HUD owns the property.

What kind of Financing will HUD accept?

HUD will accept a VA, FHA, and Conventional financing and cash purchases. Anyone who can qualify for a mortgage or who can pay cash may purchase a HUD home. You do not have to have a FHA loan to purchase a HUD home.

How does the HUD process work?

Once HUD owns the property the HUD home is put up on a electronic auction block, with bids to be submitted. Submitting a bid is a bit different then on your traditional real estate transaction. With HUD homes you must submit a “bid” within either the owner occupied period or the Investor period. If you purchase it as owner occupied you must live in that particular home for no less then a year and may not purchase another HUD as Owner Occupied for another two years For the first 10 days the home is open to Owner Occupant bids only, if no bid have been accepted by HUD 11th day the home will open up to owner occupied and Investor bidding. Upon a bid being submitted HUD will reply with their acceptance or rejection of the offer the following day.

Once we find a place we like, how do we submit an offer?

To submit an offer there are only three things that you need. First you need a registered HUD broker, which we are. Second you need $1,000 earnest money, if your bid is accepted then it will be credited towards the purchase of your new home, if your bid is not accepted your earnest money will be returned immediately. Last you’ll need to have a Pre qualification letter from a lender. If you have not talked to a lender yet and are interested in getting a free pre-qualification letter, we have a few excellent lenders that we use.

Who can Submit and Offer or Bid for me?

Any Real estate agent who is a registered HUD broker may submit an offer for you. Be aware that not all agents are registered with HUD or experienced enough to allow a smooth transition with the HUD process.

How do I see all the available HUD Homes?
