Don't Miss Your $8,000 Tax Credit

This year, the United States government is giving an $8,000 tax credit to individuals who purchase a home for the first time. You are eligible if you meet all the requirements:
- You are a first time home buyers who haven't owned a home in the last three years.
- The home must be purchased between January 1, 2009 and December 1st, 2009.
- The tax credit is equal to 10 Percent of the home's purchase price up to a maximum of $8,000.
- You live in the home as your primary residence for three years.
Example Scenarios
Here are some example scenarios:
If you purchase a home for $40,000, you can claim the the tax credit in the amount of $4,000.
If you purchase a home for $60,000, you can claim the tax credit in the amount of $6,000.
If the purchase price is more than $80,000, you can only claim a tax credit of $8,000 since this is the maximum you can reclaim.
You must live in the home as your primary residence for 3 years, or you can face recapture of the tax credit.
Income Limitations
A few income limits also come into play. if you are a single tax filer, and make more then $75,000 annually, or make $150,000 and file jointly as a married couple, the credit is reduced gradually as your income exceeds these limits. The credit is phased out 100% at $95,000 for single tax filers, and the credit is phased out 100% for married filing jointly at $170,000.
Tax Credit (vs tax deductions)
Remember this is a tax credit - not a tax deduction.
A tax credit is a dollar for dollar reduction in what you owe on your taxes. And, if you owe zero in income taxes, you will actually receive an $8,000 refund on your 2009 return. Also you can amend your 2008 taxes to receive your refund sooner. Consult a CPA for the specifics as they apply to your situation. We use Scott Kippur of Kippur Youmans and Associates. Differences From the 2008 Tax Credit
The 2009 Tax Credit program is different then the tax credit that was offered in 2008. The 2008 credit has to be repaid, which turned it into essentially an interest free loan of $7,500. This program in 2009 does not need to be repaid.
