HUD $100 Dollars Down Program!
The days of 100% financing are long gone. Lenders want you to put some skin on the line and are asking for a down payment, typically they range anywhere from 5-10% for Conventional loans to 3.5% for FHA loans.
HUD has solved this problem. They are offering for a limited time any HUD home which is FHA insurable can be purchased for just $100 down, as long as you use an FHA loan. This is far better than the traditional 3.5% down they normally require.
For example: If you were to buy just any foreclosure with an FHA loan, with a purchase price of $200,000, you would have to pay 3.5% ($7,000) as a down payment, which would come out of your bank account. Or, if you buy a HUD home with an FHA loan, with a purchase price of $200,000, now you only have to pay $100 for the down payment, because it is an FHA loan. It’s a great bargain for buyers who don’t have a large down payment.
There are a few requirements that need to be met - nothing outrageous. They are:
- The bid must be for Full Price (almost always a bargain),
- The bidder must live in the home (owner occupied),
- Must use an FHA loan
- $1,000 Earnest Money (will go towards closing cost)
- A Pre-Qualification letter from the FHA lender.
This process is tricky for the real estate agent and requires an experience HUD expert, so make sure you work with someone fully competent in the HUD process. We worked with the HUD listing agent for over 2 years and have a deep understand of these unique homes, and would love to help you achieve your goal.
